Project Description: Lyons Canyon was originally planned as a Specific Plan and Annexation into the City of Santa Clarita for the development of 835 residential units, 8 acres of commercial property, a fire station, surrounded by open space and a network of hiking trails. Diamond West prepared the Specific Plan document and conceptual engineering plans and studies for this project.
The client ultimately decided withdraw the annexation request and pursue a Tentative Tract Map in Los Angeles County for a mix of single-family residential, senior housing, public facility, and open space uses. The revised project includes 93 single-family detached homes, 93 senior condominium units, and 130.26 acres of parks and undisturbed open space. The project also includes a 2.05-acre site for a new fire station. Diamond West prepared the hydrology study, Standard Urban Stormwater Mitigation Plan (SUSMP), and Sewer Area Study, and 3D modeling and visual analysis for the revised County plan. Diamond West’s scope of work also included preparation of the hydrology/water quality section of the project EIR. The hydrology analysis included sizing several debris/detention basins for an approximately 900 acre regional watershed.
