The $80 million phase includes an 182,000-sq-ft office building with 10,000 sq ft of retail and restaurant space; a 30,000-sq-ft, seven-screen Laemmle Theater; and a 700-space parking garage. The project also includes relocating an historic, railroad car-styled, 1920s Phil’s Diner from a spot a few miles away and placing it within project boundaries.  The project site is located within and received funding from the Los Angeles Community Redevelopment Agency Boundary (LA-CRA).

Located on about four acres at the corner of Lankershim and Weddington in North Hollywood, the third phase, was designed to take advantage of nearby mass transit.  At the project’s groundbreaking in March 2008, Los Angeles Mayor Antonio Mayor Villaraigosa described the project as the “best in smart, transit-oriented growth and will play a leading role in North Hollywood’s resurgence and the Valley’s revitalization.”
